While Greece offers one of the most accessible Golden Visa programs in Europe, it’s important to understand the total cost involved — from government fees to legal and property transaction expenses. Here’s what to expect.

One-Time Government Fees

These are mandatory fees paid to Greek immigration authorities upon application:

  • Main Investor Application: €2,000
  • Each Family Member (age 13+): €150
  • Residence Card Printing Fee: €16 per person
  • Private Health Insurance: ~€100–€350 per person annually

Real Estate Transaction Costs

These fees are required when purchasing property in Greece:

  • Property Transfer Tax: 3.09% of the property price or value (whichever is higher)
  • Land Registry or Cadastral Office: Approx. 1%
  • Notary Fees: 1.5%–2% + VAT of the property value
  • Legal Due Diligence & Transaction Fees: Usually 1%–1.5%
  • Real Estate Agent (if used): 2% + VAT of property price
