Forbes Greece organized the 4th Real Estate Conference, on the theme “New Era for the Real Estate Market – Opportunities & Challenges”. The leading conference on the Real Estate Market took place on Wednesday, May 20, 2026, at the Athens Concert Hall (1 Vas. Sofias and Kokkali Street), where our law firm was represented by its Founding & Managing Partner, Mr. Dimitrios Verros, who briefly stated the following:

“Mr. Dimitrios Verros, Founding & Managing Partner of Verros & Associates Law Firm, referred to the existing Golden Visa law, underlining that its articles introduce restrictions on both the limits and the types of eligible investments. In Attica, Thessaloniki, Mykonos, Santorini and islands with more than 3,100 inhabitants, the limit is €800,000, while in the rest of the areas it is €400,000.

There are also the two exceptions of €250,000: Listed buildings and the possibility of acquiring a property through a change of use. These come with conditions: For the limits of €400,000 / €800,000, the investment must be made in a single property, while the property cannot be available for short-term lease, but there is no obligation to be leased long-term. At the same time, the minimum area should be 120 sq.m.

The restriction of 120 sq.m. does not apply to the change of use, but it is forbidden to house the headquarters or branch of a business on this property. In addition, the change of use must have taken place after 04.04.2024 (e.g. for properties that previously had commercial use).

The “Red Flags” in Legal Checks: Because each property has peculiarities, they are difficult to group. Usually, about half of the properties contain legal findings, but these are not always prohibitive, he noted.

In the meantime, referring to the properties intended for change of use, he said that if the investor does not buy the entire building, he must pay close attention to the provisions of the Regulation of the apartment building. However, even that doesn’t quite cover us, he said.

Regarding the difference between Greek and foreign customers, he said that the Greek reality mainly creates bureaucratic obstacles.”
