Investment Options: Thresholds & Eligibility
To qualify for the Greek Golden Visa, non-EU citizens must invest in real estate in Greece. The minimum investment amount depends on the property’s location and type:
€800,000 Tier
Higher Investment Areas:
• Attica region (including Athens)
• Thessaloniki
• Mykonos & Santorini
• Islands with population over 3,100
• Popular islands: Corfu, Crete, Rhodes, Zakynthos, etc.
€400,000 Tier
Standard Investment Areas:
• All other locations in Greece
• Single property requirement
• Minimum 120 sqm area for structured properties
• No area restriction for land/plots
€250,000 Tier
(Special Cases)
Historic Properties
Properties designated as historic or heritage requiring restoration. Must complete renovation within 5 years.
Commercial Conversion
Properties converted from commercial use to residential. Conversion must be completed before application.
Note:
For the €250,000 tier, the property must be fully restored before the first permit renewal. Failure to do so may result in penalties or permit revocation.
Important:
Short-term rentals (e.g. Airbnb) are not allowed under Golden Visa rules. Long-term rentals and private use are permitted.
Who is Eligible
- Individuals investing directly in real estate in their own name
- Investors purchasing through an EU-based company they wholly own
- Joint investors who each meet the required threshold individually
